How to useCalculatorScheduleBy year

What's inside

  • Monthly payment, total paid and total interest
  • A schedule for up to 40 years: date, interest, principal and balance of every payment
  • Extra monthly payment: when the loan is paid off and how much interest it saves
  • Yearly summary of interest and principal
  • Charts of interest vs. principal and of the balance over time

How to use it

  1. 1On the Calculator sheet enter the loan amount, the yearly interest rate, the term in years and the date of the first payment.
  2. 2If you want to pay more each month, enter the extra amount — the schedule shortens and you see the interest saved.
  3. 3The Schedule sheet lists every payment: interest, principal, extra payment and the balance after it.
  4. 4The By year sheet sums interest and principal per year and draws the charts.

Questions

Is it for mortgages too?
Yes — any loan with a fixed rate and equal monthly payments (annuity): mortgage, car loan, personal loan.
What if the rate changes after the fixed period?
Enter the balance at the end of the fixed period as a new amount, the new rate and the remaining term, and you get the new schedule.
Why is the first payment mostly interest?
Interest is charged on what you still owe, which is highest at the start. As the balance falls, more of each payment goes to principal.

Tips

  • Compare offers by the total interest, not only the monthly payment.
  • An extra payment early in the loan saves the most interest.
  • Fees and insurance are not included — add them to the monthly payment yourself.
